Additional thoughts on setting a list price.....


 There are lots of variables when it comes to selling your home and setting list price.  Today, home owners are looking to sites such as Zillow to determine the value of their home. Or they compare their home to the neighbor's which just sold.


Your home may be smaller or larger than your neighbors and may have some improvements which buyers want or are not willing to pay extra monies to have.    When pricing a home to sell,  I determine the cost approach per square foot, the usable age of the home based on its current condition, and sales within a one mile radius of your home to come up with a fair market price. 


A common mistake home owners make is to over price their home. Thus, it sits on the market without an offer.  If you really want to sell your home, use the services of a realtor or pay an appraiser to appraise your home prior to placing it on the market.  As an aside,  homes with lots of clutter are difficult to sell.  A buyer needs to be able to visualize their belongings in your house.  And if they are busy looking at your things, they do not see its potential as their new home.

If you had it professionally decorated, it may be beautiful; but it does not mean that it is ready to sell!  I would love the opportunity to show you the difference between a decorated home and a staged one.  Staged homes sell faster; the national average in a good market is 35 days to receive an offer.  Of course, that is if it is priced correctly.
